After a long cycle of real estate companies accessing the public markets, the past two years have seen an emerging trend of REITs going private using institutional private real estate equity capital. Leading private equity investors have funded many of these transactions and are increasingly focused on real estate, timber and related investments as an alternative asset class. In highly publicized deals such as Glenborough, Trizec, CarrAmerica, La Quinta, Bedford, Town & Country, Arden and CenterPoint, the world of private equity and real estate are increasingly converging, as the huge pools of private equity capital that have been formed in the US and abroad seek new sources of returns from real estate.

Ken Rosen is Chairman of Rosen Consulting Group, a real
estate market research firm, and Chairman of Rosen Real
Estate Securities, a REIT money manager with approximately
$130 million in assets under management. He was formerly
Chairman, Founder and Portfolio Manager of Lend Lease
Rosen Securities, a $3 billion REIT money management
firm which he sold in 2004. In addition, Mr. Rosen is
a Chairman of the Fisher Center for Real Estate and Urban
Economics and Professor Emeritus at the Haas School of
Business at the University of California, Berkeley.
